Our metal tile roof repairs cover lifted tiles, loose ridge caps, worn chip coating and leaks in the valleys.
Pressed metal tiles interlock and are nailed through the front edge into the batten, so one lifted tile lets wind under its neighbours. We re-fix or replace single tiles and ridge caps with matching profiles where they are still made.

Rusted sheet and fixing replacement
Rust on an older long run roof starts where water sits, under lapped joints, around fixings and on the lower sheets above the spouting. Replacing those sheets and fixings keeps the roof going for years without a full reroof.
Once rust has spread across more than a few sheets, patching stops being good value. At that point we quote the repair and a full roof replacement side by side so you can compare.

Blocked or sagging spouting looks like a roof leak from inside. Water backs up behind the fascia, runs into the soffit and stains the ceiling near an outside wall.

Cracked concrete tiles and decramastic tiles losing their chip both convert well. The old tiles and battens come off, the timber gets checked, and the new roof goes on over fresh underlay.
A lighter roof feels wind uplift more, so we upgrade batten fixings that fall short.

Hamilton damp homes, condensation and roof leaks
At the 2023 Census, 18.8% of occupied homes in Hamilton City were reported as always or sometimes damp, close to 10,000 households. A damp patch on a ceiling under the roof space is either a leak or condensation. The two need different fixes.
Condensation forms when warm, moist air from inside the house meets the cold underside of a metal roof on a clear night. Roof underlay catches those drops and runs them out to the spouting. On older Hamilton roofs we often find the underlay torn, sagging or missing, and the ceiling stains then look exactly like a leak. New screws will not stop condensation. New underlay, better ceiling insulation or more ventilation will.
A true leak follows rain. The stain grows after each heavy or windy fall, and it often sits under a flashing, a valley or a rusted lap. If you can, photograph the stain on a dry day and again after rain before we visit.
